Hi there,

I’m subletting my studio apartment in Madison, just on the border of Middleton, right off University Ave. I’m moving out of state and already cleaned and vacated the apartment, so it’s all ready for you to move in!

You would be taking over the lease until May 31, 2026 when you can renew if you decide to. I already paid September rent, so the rest of the month is free until October 1!

It’s less than a block to bus stops and it’s in a quiet spot overlooking a courtyard with a communal grill and firepit and a neighborhood with lots of trees / green space.

I was the first person in the apartment after it was built new in 2021, so it’s very clean and I didn’t have any pets, but it is a pet-friendly building. You can have dogs or cats living there with you if you’d like, and there’s a dog run/potty spot in the back too!

There is a washer and dryer in the unit, high speed fiber optic internet is included in the rent as well as a heated underground parking spot you get in the garage for no extra charge, where you can also lock up your bikes.

It’s a studio apartment but there’s a sliding door that closes off a bedroom which made for a really cozy sleeping nook with a good sized closet. I was even able to get a king sized mattress in there! You also have your own private balcony.

There’s a dishwasher and a garbage disposal in the sink. There’s a split wall unit for AC and heat, with another baseboard heater for heat - but the building was so warm some winters I didn’t even need to use it!

Your only utility is electric which averaged about $40/month - and if you want cable that’s separate and they have a few options for that.

I feel like it had everything I needed for a really great price, and it’s in a good spot - close to Middleton and down the street from Hilldale and a short ride into downtown Madison.

It’s great if you want to be near the city but not right in it. And it’s a block away from Lake Mendota with a beach at Marshall Park where you can swim or rent paddleboards, kayaks, and even boats.

The neighborhoods behind and around the building are really safe and all the neighbors are really friendly too.

If you’re interested, you’ll need to contact my management company, Prime Urban Properties, directly, because you will be scheduling a viewing and subletting through them.

Management is really friendly and was always prompt with any maintanence requests. It’s easy to pay rent and file requests online. I never had any problems with their online portal.
