Introduction
My Wife and I have owned at Christmas Mountain Village Resort for over 34 years since May 1991.
We have greatly enjoyed the Resort on weekends and weeklong vacations and getaways. My children, other family members, and friends enjoy skiing and playing golf over the years.
We currently own a total of 13 Vacation Properties at Christmas Mountain Village Resort. We own 13 Un-Divided Interest (UDI) properties including 10 UDI Cottage Deeds and 3 UDI 2 Bathroom Timber Deeds.
In 2025, we sold 6 UDI Cottages and 1 UDI 2 Bathroom Timber. We now have 4 UDI Cottages and Two 2 UDI Timbers left to sell.

The Vacation Properties owned are Mortgage Free with the 2026 Maintenance Fees paid (prorated after sale). The Title Transfer Company will verify No Outstanding Liens.
Business and Investment
Johnson Vacation Get Aways, LLC was started in 2008. The purpose was to give families an opportunity to enjoy Christmas Mountain Village Resort without owning a timeshare. The LLC is actively managing 200+ reservations per calendar year (2024).

Reason for Selling
Both my wife and I are preparing for our Retirement and we plan to pursue other interests in the Florida area. We both feel 2026 would be a good time to sell some or all our Vacation Properties at Christmas Mountain Village Resort.
Resort Information
Nature lovers will appreciate the quiet majesty of the Wisconsin Dells and the area’s many outdoor activities, as well as over 77 other local attractions, shows and theme parks. Situated just 4 miles west of the Dells. Christmas Mountain Village Resort is a Year-Round Four-Season Resort playground that offers 16 Downhill Ski Runs, Snow Tubing and 27 holes of Golf. As you approach the resort, you pass endless rows of picturesque pine trees, beautiful farmland, rolling hills, woods and golf course greens.
Resort accommodations range from rustic yet well-appointed Cabins, Cottage, Villas, Timbers and Townhomes. Each featuring all the comforts of home, from full kitchens and baths to washers and dryers, separate living and dining areas and spacious bedrooms, plus cozy fireplaces.
There’s so much to do on this 1,200-acre family-friendly resort. Strike up a game of tennis or go for a swim in the Indoor or 4 Outdoor Pools each with Jacuzzis. The 27-hole Championship Golf Course features a putting green, a chipping green, a driving range and “Back of the Oaks,” one the best 9 in the state. In the winter, enjoy some of the region’s best family-oriented Downhill and Cross-Country Skiing and Snow Tubing with 16 downhill runs featuring beginner to black diamond slopes. Brush up on your skills with a ski school lesson, shred it up snowboarding, zoom down the snow tube run or experience the thrill of night skiing.
When you’re ready for a change of pace, visit the clubhouse. Frolic in the year-round Indoor Pool complete with splash features, soak in the hot tub or visit the resort’s dining establishments. Mulligan’s Bar N’ Grill is the perfect place to kick back and watch your favorite sports teams and events on 10 big-screen TVs. The cozy lodge ambiance compliments the awesome view overlooking the golf course, slopes and lighted tree line. There is also a Private Bar N’ Grill called Sand Trap.
At the end of the day, melt away your cares in front of the cozy fireplace featured in each of our various vacation homes: Cabins, Cottages, Timbers, Villas and Townhomes.
For a RV Enthusiasts, Christmas Mountain Village also offers RV sites! Both back-in and pull-through sites are available for reservation with Bonus Time with UDI Cottage Ownership. Each site features an asphalt pad with water, sewer, electric and cable hookups, plus a fire ring, grill and picnic table. Shower/bath houses are available on site. One small tent permitted on each site with RV.

Ownership Description
My wife and I own 13 UDI Deeded Properties. The UDI Ownership was discontinued 20+ years ago and is no longer sold by Christmas Mountain Village Resort and the ONLY way to obtain UDI Ownership is from another UDI Owner.
UDI Ownership allows the owner to have 4 reservations for each UDI Ownership. So, with my 13 UDI Deeds I managed 52 reservations at any given time. Once the check in date arrives then you can reserve another reservation. There are 80+ Cottages and 17 Two Bathroom Timbers available for reservations and you have access to all UDI Cottages and all UDI 2 Bathroom Timbers.
UDI Ownership you enjoy the following with my UDI Cottage and 2 Bath Timber Ownerships:
RED WEEK
The RED WEEK is during Peak Seasons for example the Month of February, Memorial Day Weekend thru 2nd week in September and the week of Christmas and New Year’s. Also, the RED WEEK can also be used during WHITE and BLUE WEEK seasons. Only one RED WEEK at a time. Once the check in date arrives, then you can reserve another RED WEEK.
45 RED ANYTIME WEEK
Can be used up to 45 days in advance during any RED, WHITE and BLUE WEEKS. Only one 45 RED ANYTIME WEEK at a time per Unit. Once the check in date arrives, then you can reserve another 45 RED ANYTIME WEEK.
WHITE WEEK
WHITE WEEKS are generally in January, April, May, September and October. It’s OK to have 2 WHITE WEEKs at a time per Unit if you have no BLUE WEEK. Otherwise, only one BLUE WEEK at a time per Unit. Once the check in date arrives, then you can reserve another WHITE WEEK.
BLUE WEEK
BLUE WEEKS are generally in March, November and December. It’s OK to have 2 BLUE WEEKS per Unit if you have no WHITE WEEKS. Otherwise, only one BLUE WEEK at a time per Unit. Once the check in date arrives, then you can reserve another BLUE WEEK.
BONUS TIME
As part of UDI Ownership, you make a reservation up to 45 days in advance without using your WEEKS. Based upon availability, you have access to all Christmas Mountain Units such as Cabins, Cottages, Timbers, Townhouses and Villas for $69+ per night for 1 Bedroom, $79+ per night for 2 Bedroom and $89+ per night for 3 Bedroom. The owner must be present for check in but can then allow Guests to stay in the Unit.
CAMPGROUND ACCESS
As part of UDI Cottage Ownership ONLY, you make a reservation up to 45 days in advance without using your WEEKS. Based upon availability, you have access to all Christmas Mountain Tent Sites for $6+ per night and the RV Sites for $15+ per night. The owner must be present for check in but can then allow Guests to stay at the Campground.
Cottage Ownership
Cottages are 2-Bedroom / 1 Bathroom Cottage Units for rent that Sleeps 6 with A/C. The Cottage has King Bed in Master Bedroom, Queen Bed or Twin Beds in the 2nd Bedroom and Living Room has a Queen Pull Out Sofa Sleeper, TV and Fireplace.
Living Room and Master Bedroom have TVs and there is also a Patio Door in the Living Room for access to the deck with chairs.
The Cottage also has a Full Kitchen with Refrigerator, Stove, Microwave, Dishwasher, Toaster and Coffee Maker. All the Linens and Dinner Ware are provided.
FREE WIFI.
So based upon the Resort availability and your Personal availability, the UDI Ownership should allow you to reserve between an average 10 – 20 weeks or Stays per Unit per year. A Stay is considered 2-6 nights or less than a Week. The UDI Ownership provides Flexibility reserving reservations 2 – 7 days and Monday thru Sunday based upon availability.
2 BATHROOM TIMBER OWNERSHIP
The UDI 2 Bathroom Timber Ownership comes with FREE Golf Green Fees and FREE Skiing Lift Tickets for the whole family.
The Oak Timbers unit is a one level vacation home set along golf course and outdoor pool. Approximately 1100 square feet fully accommodated with gas fireplace, screened in deck with patio furniture, central air, television and DVD player, dishwasher, stove, refrigerator, microwave, toaster, coffee maker, blender, phone and washer/dryer. The Oak Timber sleeps six; King Bed in Master Bedroom, two Twins or Queen Bed in 2nd Bedroom and a Queen Sleeper Sofa in the 2nd Bedroom. The resort will assign you a specific unit number when you check in.
2 bedrooms, 2 bathrooms:

• Dining table with 6 chairs off to side in living room area

Annual Maintenance Fee
The 2026 Annual Maintenance Fees was $1,920 for Cottages and $2,636 for 2 Bathroom Timbers which covers everything inside and outside the Cottages and 2 Bath Timbers. Below are some examples what is covered:

Cottage/Timber Value
As part of the UDI Ownership, the Resort is always willing to have a UDI Owners trade their UDI Deed into Bluegreen Points. As part of the trade, they take away a week and still want a fee for the transfer. Each Point sold costs $7 and about 5,500 Points are required for a week and can even be more based up Unit Type, Number of Bedrooms and the Season. So, I do not believe in owning Points and UDI Ownership is much more flexible and less costly.
