The current building site overlooks the pond (90'away) and all the fields. The stream also comes within 80' of the building site.The building site has a terrific southern exposure. Currently there is a stone foundation on it. When you take into account the greenhouse foundation and the rest of the foundation there is a foot print of over 4,000 sq' . There is another building site possible near the East end of the property at the end of a field. These are the only two possible building sites, this alternate building site would allow more room for outbuildings, currently there is no road or utilities servicing the second site option.
The surrounding ag land is ideal for a produce farm, horse farm, or prairie restoration. There have been no chemicals sprayed on the land for at least 20 years. There are some fields left to grow wild supporting wildlife, however they could be brought into production. Most of the trees are along the stream or on adjacent properties. There are some attractive bluffs on the other side of the stream. Surprisingly there are very few mosquito's on the land, you will see them in the wooded section however not in the fields and building site.
The land is ready for your home, the driveway, electric and well is in and there are two perc sites close to each other for a mound system.
The trout stream has been a priority for the county as it is an important feeder stream to a class A trout stream down the road a bit. This land will have many trout lunkers and trout to be had. A significant investment was made by the DNR in the fall of 2008 to the stream as a result there is permanent public access easement to the stream, this allows fisherman to walk along the stream. This is not anything anyone would notice as it is quiet and not frequented by the public or fisherman. We have yet to see it used.
