ESTIMATOR/ PROJECT MANAGER<br>
<br>

GENERAL SUMMARY<br>
The Estimator/ Project Manager is responsible to actively engage in the pursuit and production of quality jobs to bid, to timely respond to requests for bids on non-residential and residential projects (both private and public) and to secure contract jobs that will contribute to the profitability of the company; to ensure that the quality of workmanship is of the highest standard and that the maximum profit is derived from the completed job; to ensure maximum media coverage for all assigned projects; to oversee and assist with adequate safety training for all employees on assigned projects and oversee the health and safety of said sites.<br>
<br>
DUTIES AND RESPONSIBILITIES<br>
1. Actively market our company and seek out quality jobs to bid. This includes networking within industry and community organizations to generate a greater “presence” for our company within the companies’ working range. Identify projects for submission for potential construction awards, make timely submission of projects for selected awards (including progress photos and all required documentation of project); ensure media coverage of all appropriate projects, including notices to press of award of projects, of progress on project that are of interest to public, and press releases at conclusion of all major projects.<br>
2. Accurately and successfully bid and secure profitable jobs.<br>
3. Develop return customers and respond to their needs; timely follow-up on “callback” work.<br>
4. Make timely return calls to prospective customers and aggressively pursue viable “leads.”<br>
5. Before commencement of work on any project, conduct job site inspection and ensure site complies with OSHA health and safety regulations.<br>
6. Before commencement of work on any project, work with designated Safety Consultant to develop a comprehensive written site-specific safety management plan that includes a progressive fall and chemical protection plan that will encompass all phases of construction where fall or chemical hazards are anticipated. Review said plan with field supervisors at regular intervals, especially at commencement of new phase of construction. Ensure field supervisors are monitoring safety protocols and that field workers comply.<br>
7. Secure permits as required, oversee, and confirm job site preparation, including the provision of temporary facilities and preparation of field office (posting of statutory notices, provision of fire extinguishers, first aid kits, injury report forms and OSHA logs).<br>
8. Work with Project Coordinator or Controller to set up job files and cost codes for assigned projects.<br>
9. Responsible for contract administration of all projects as assigned; i.e., NOC, signed contract, notice to customer, job packet, change orders, changed conditions, and construction schedule coordination.<br>
10. Work with design professions in developing plans and specs for design-build projects. Draw plans in-house when appropriate.<br>
11. Ensure job packet is timely provided to job superintendent/foreman and review it with supervisory personnel prior to scheduling project.<br>
12. Together w/field supervisors, look ahead, organize and plan for adequate “manning” of projects and relevant equipment necessary to meet schedules. Consult with supervisory field personnel at least every other day to review progress, schedule equipment and material deliveries, schedule subcontractors (if any) to jobsite, and effectively address problems as they arise. Responsible to have long lead items timely ordered.<br>
13. Together w/field supervisors, schedule material deliveries to the project. Ensure materials delivered to the project are inspected upon arrival. Record and resolve any discrepancies in quantities and/or damage to said materials.<br>
14. Complete OSHA 30-hour training and attend required safety seminars as directed by immediate supervisor and/or Safety Consultant.<br>
15. Confirm with site supervisor that site is secured each day; i.e., equipment positioned and locked, keys secured; field office secured; materials and site adequately secured for weather conditions.<br>
16. Schedule and attend weekly job site meetings; maintain open communication with crews; set goals with crews; promote good rapport and teamwork.<br>
17. Promote and enforce OSHA regulations pertaining to construction practices on each assigned project. Ensure dissemination to field supervisors “Tool Box Talks,” together with all updates on safety and hazardous communication programs as provided by Safety Consultant. Review records of job-site safety training and other safety meeting minutes from field supervisors every week.<br>
18. Maintain project files, including daily logs, progress notes, job site meeting minutes and inspection notes. Submit completed logs to immediate supervisor at weekly meetings.<br>
19. Attend weekly meeting with immediate supervisor to review assigned jobs.<br>
20. Verify all job paperwork is accurate and timely completed/submitted by supervisory field personnel, including material invoices; hour and job classification reports and time slips (weekly); subcontractor logs (dates and times of work on site, if any); job site safety records and injury reports; equipment usage logs, daily worksheets, extra work orders, requests for change orders. Code time slips weekly.<br>
21. Track and cost changes to the project. Independently, or together w/PC assigned to project (if any), timely prepare billing information for Accountant. Responsible for project buy-outs and continuous cost analysis for each project; regularly review w/Staff Accountant.<br>
22. Verify substantial completion and 100% completion of each job.<br>
23. With accountant, conduct final cost analysis for each completed job and prepare report to immediate supervisor, together with suggestions/goals for improving productivity and profit on future jobs.<br>
24. Attend all other relevant project meetings/events for assigned projects (including but not limited to, pre-bid and pre-construction meetings, ground-breakings, and public openings of completed projects).<br>
25. Attend all scheduled company meetings/functions, including those conducted in the evening and/or on weekends.<br>
26. Review supervisory field personnel and assigned Project Coordinator(s) annually. Provide written evaluation to immediate supervisor, together with recommendations for merit increases. Timely apprise (in writing) immediate supervisor of any disciplinary issues that may arise, together with corrective action taken.<br>
27. Make recommendations to the immediate supervisor for employee awards.<br>
28. Maintain files of outstanding quotes.<br>
29. Always present yourself as a professional and in a manner that enhances the reputation of the company.<br>
30. Ensure that the Owner and supervisory personnel can reach you at any time, and that office staff can reach you during business hours.<br>
31. Affiliate with and regularly attend meetings of industry-related associations; e.g., AGC.<br>
32. Develop and present to the immediate supervisor at your annual review a plan for your professional growth and development, including professional goals for the coming year.<br>
33. Other duties as assigned.<br>

In November we will be taking over a large property near the Madison campus and will be in need of someone that can help with the transition and take charge.<br>
<br>
Below is a brief description of what the job entails.<br>
<br>
The following attributes are desirable for job success: experience in managing Student housing high-rise, ability to supervise staff, bookkeeping experience, ability to communicate effectively, safety conscious, ability to asset yourself, preference for detail work, ability to work well under pressure, self-motivation and self-direction, ability to work with/without direct supervision and the ability to develop a team and be a team leader.<br>
<br>
Property manager will have the responsibility for marketing and resident relations of the property, while maintaining the company investment. Utilize management skills to train, motivate & empower our associates to reach their goals and those of our property.<br>
<br>
DUTIES AND RESPONSIBILITIES:<br>
Duties include, but are not limited to:<br>
<br>
1) Schedule, supervise and direct the daily activities of all on-site staff.<br>
a. Prioritize, assign and monitor daily activities, service requests, make-readies.<br>
<br>
2) Responsibility of fiscal budgetary compliance to approved operation budgets.<br>
a. Complete budget preparation, and annual property inspection for same.<br>
b. Must have but not required, knowledge of ONESITE software and reviews financial statements monthly.<br>
c. Report and review all documentation with Regional manager weekly.<br>
d. Review monthly income and expense reports and report on any variance from budget.<br>
e. Negotiate for supplies and services with vendors and contractors to achieve best possible prices.<br>
f. Obtain purchase orders per policy and advises supervisor of any expense overages.<br>
g. Ensure all invoices are processed / posted on a daily basis per company standards.<br>
h. Maintain cash receipt journal, daily and monthly reports.<br>
i. Control petty cash fund.<br>
<br>
3) Compliance with management company personnel and operations policy and procedures and<br>
compliance to company standards.<br>
a. Stay abreast of current policies and guidelines, maintain policy manual as changes<br>
are effected, review and monitor policies with employees to insure compliance.<br>
b. Inspect property daily to ensure a quality presentation of the community.<br>
c. Maintain resident relations; deal with complaints and problems relating to service<br>
and lease provisions.<br>
d. Ensure timely submission of all reports per standard.<br>
e. Process and select new residents in accordance with the management company’s Statement of Rental Policy.<br>
f. Maintain records and resident files in an orderly and up-to-date manner.<br>
g. Collect rent, maintain account records, and make bank deposits.<br>
h. Prepare legal action for eviction when necessary.<br>
<br>
4) Provide effective marketing and communications, including advising management of<br>
pertinent issues as related to the community, market, or other respective issues.<br>
a. Prepare advertising and marketing plan for the development.<br>
b. Show and lease apartments, handle telephone inquiries.<br>
c. Conduct periodic market surveys.<br>
d. Collaborate with Regional manager to assess changes in rental market through<br>
analysis of customer traffic and rental records.<br>
<br>
5) Plan, promote and implement effective Resident Retention program.<br>
a. Communicate with residents through monthly newsletters, monthly community<br>
activities, regular resident recognition.<br>
b. Organize and direct the Lease Renewal program by contacting resident at least 30 days in advance to schedule appointment for home visit, review of lease options and signature on renewal lease..<br>
c. Perform effective annual apartment inspections of each unit, including Home Visits with each renewal lease.<br>

OTHER REQUIREMENTS:<br>
Hours of Work: Basic schedule includes, but is not limited to, coverage of office from 8:00a.m. to 5:30p.m., Monday through Friday, and 10:00a.m. to 5:30p.m., Saturday. One day off, as scheduled with assistant manager and property manager. Manager is required to work at least one Saturday per month. Must be on call . This is not a 40 hour per week job!! <br>
Clock watchers need not apply.<br>
<br>
Experience: Presently or previously employed with Management Company, and have knowledge of ONESITE software is a big plus, but can train. <br>
<br>
Education: Four years of college.<br>
<br>
Physical Requirements: Extensive mobility and good physical condition. Must be able to perform the physical functions of the position, which may include, but are not limited to: ability to walk property, including flights of stairs, to complete physical inspections, deliver resident communications, and show apartments. Be able to effectively communicate with residents, staff, supervisors, vendors, etc. Must be able to lift a minimum of 60 lbs. to facilitate vacuuming, moving office furniture and lifting of supplies. <br>
<br>
Must have a reliable vehicle to perform various management tasks and errands, including daily bank deposits. Must have proof of liability insurance for same.<br>
<br>
A background check and a drug test will be conducted.<br>
<br>
A Valid Drivers License.<br>

The top business priority for the Vice President of Business Services is to lead the organization’s non-dues revenue-generating activities. These activities include an array of educational training programs, conferences, conventions, and other programs and products. This is a critical position for the WRA, given its revenue-generating responsibilities and its high impact on the relationship between the WRA and its members. The Vice President of Business Services reports to the President, and directly supervises the staff of the Business Services department.<br>
<br>
Among his or her responsibilities, the Vice President of Business Services will: <br>
•Identify, develop and implement educational programs and products to meet member needs and generate non-dues income. These include new broker training, pre- and post-license training, continuing education, designation classes, appraisal education, management training, conferences, and conventions. Educational offerings are customized to the firms purchasing them when possible, and delivered through a range of formats (live, DVD, self-study, on demand, etc.) <br>
•Continuously research and develop new sources of non-dues income, and oversee proposed changes and new developments to course curriculums. <br>
•Monitor real estate forms as a product line, including managing the relationship with the electronic forms vendor and monitoring the sales, inventory and changes to hardcopy real estate forms. <br>
•Generate additional non-dues income from such sources as book sales, insurance products, rebates, sponsorships, exhibits, and advertising. <br>
•Plan and supervise the advancement of technology in the delivery of programs, products and services. <br>
•Develop and maintain relationships with brokers, boards, technical colleges, affiliated groups, outside 3rd party providers, and other parties to deliver programs, products and services. <br>
•Coordinate marketing efforts and website content on all programs, products and services. <br>
•Budgeting: develop and monitor the annual budgets (currently about $3 million) for the Business Services department and for research and development. Provide monthly financial status reports of programs and products, and attend all budget-related meetings. <br>
•Manage, mentor, and review the performance of Business Services department staff (currently three direct reports). <br>
•Attend meetings including: Executive Committee, Board of Directors, budget, strategic planning, and National Association of Realtors meetings. <br>
<br>
Qualifications: <br>
•Significant experience in product innovation, marketing and non-dues revenue generation in real estate or a closely related field. <br>
•At least 10 years of association, franchise or closely related job experience. <br>
•At least a 4-year degree in business or a related field. <br>
•Strong knowledge of technology-based education. <br>
•Strong knowledge of real estate and real estate education. <br>
•Experience in trade show exhibits and large group meeting management. <br>
•Previous management experience. <br>
•Experience in coordinating diverse committees for educational offerings and conferences. <br>
•Ability to read and understand financial statements, and manage a budget. <br>
•Advanced skills in the use of Microsoft Word and Excel software applications. <br>
•The temperament to succeed in the WRA’s culture, including: impeccable personal integrity; strong leadership and organizational skills; strong oral and written communication skills; strong attention to detail; and the ability to be both creative and goal-oriented, following through on ideas from brainstorming to implementation. <br>
